Simple Steps

Step 1) You must let us know of your interest! Give us a call at 206-686-8822 or email us at info@empireoptions.com to schedule a time to get pre-qualified.

Step 2) Pre-qualification will take about an hour and the purpose is to determine how much home you can afford to purchase. Please plan to bring income verification with you as well as $48.40 (couple) $30 (individual) for your credit report and background check. We will also discuss ways to improve your credit over the lease option term so that you will be able to qualify for the best possible financing in the future.

Step 3) Once you are pre-qualified you will be matched with a real estate agent who will help you find your dream home.

Step 4) Shop till you drop. You can look in the newspaper, go online, drive around your favorite neighborhood, or just sit back and let your agent send you listings. Step 5) Upon finding the home that is right for you a deposit equal to 1% of the purchase price will be placed into a trust account within 24 hours after an offer on the home has been accepted. This deposit will be credited towards the total first months rent and option fee due upon closing.

Step 6) Within 15 days after the mutually accepted offer any remainder of the first months rent and option fee, if already not paid in full, shall be due.

Step 7) After closing you move into your new home!
